Older Homes Have Upsides and Downsides

Though older homes tend to be better-built, they generally have more problems simply because of their age. A survey by the American Association of Home Inspectors identifies the most commonplace problems as improper surface drainage, which causes water to penetrate basements or crawl space; inadequate electrical services for powering modern-day devices such as computers and microwaves; roof damage; broken heating systems; peeling paint, crumbling masonry, and broken fixtures; structural damage; faulty plumbing fixtures; inadequate caulking; and interior moisture caused by over sealing to conserve energy.
Mature properties warrant 20 to 40 hours of maintenance each year, say experts, and repairs usually cost less when they are fixed as soon as the problem arises.

Home inspectors can help buyers determine whether the house they want to purchase is in good condition. Professionals should be selected based on recommendations from family, friends, or local merchants. It is the responsibility of prospective buyers to determine if the inspector belongs to any professional organizations and carries insurance. A basic inspection costs $250 to $450; but asbestos, radon, water, and lead paint tests could boost the price.

Furthermore, buyers should be aware of other areas of an older home that require regular maintenance – such as chimneys, skylights, gutters, entryways, stairs, driveways, and air conditioning systems, among others.
