Luxury-home Sellers: Take Precautions

Luxury-home sellers should take precautions to ensure that their belongings are not swiped by criminals posing as prospective buyers. Even if they have already moved, security experts say they should make it appear as though they are still in residence, keeping the lights on and a car in the driveway and frequently picking up the mail. Sellers also should make sure their address is not listed online or linked to a virtual tour, and they should avoid virtual tours or pictures altogether if costly collections are visible.

To keep strangers from asking to see the home, owners should avoid the use of a traditional "for sale" sign. Rather, industry insiders advocate prequalifying buyers through their attorney, bank or stockbroker and conducting a background check. In addition to packing up jewelry, cash, artwork, small ornamental objects, handguns, prescription drugs, and other valuables, sellers are urged to replace any fixtures and installed items they plan to take to avoid disagreements later on.

Finally, luxury sellers should not use lockboxes, show the home without a listing agent, or hold an open house, which tends to lure passers-by who simply want to look inside a pricey home. If they do decide to have an open house, they should not let prospects tour the house by themselves or split up.
