Here's What to Know Before Buying a Model Home

New-home buyers who lack the time or money necessary to decorate may want to consider purchasing a model home. Buyers will not pay extra for the model's upgrades, which typically include sprinkler systems; built-in sound systems; finished basements; furniture; window treatments; artwork; top-quality flooring, cabinetry, and countertops; and a manicured lawn.
Unlike with floor plans, buyers know exactly what is included. They also have the advantage of moving into a completed neighborhood.

However, buyers should compare the price of the model to others in the neighborhood and find out what repairs the builder will make before the sale. Usually the carpets are cleaned and wooden floors are re-sealed, but the builder may not repaint the walls if the buyer has plans to redecorate. Buyers should also determine if the builder offers extended warranties, especially since the builder's standard one-year home warranty and guarantees on the appliances and other systems may have expired.

Finally, buyers should monitor the volume of motor traffic around the model, which is likely to sit off a major thoroughfare. They should also make sure they like the color schemes before shelling out a significant amount of money for new furnishings, accessories, and other decorations.
