Homeowners who want to sell during the summer should plan to put the property on the market as early into the season as possible, since many prospective buyers will be squeezing in a late vacation in August - although experts say there are bound to be a few stragglers looking to buy before school opens or responding to relocation orders.
To prepare, they should begin shaping up their lawn in the spring and keep it looking green and trim throughout the warmer months. Should they leave town for vacation, it is important to hire a landscape service to handle upkeep, as scorched and un-pruned shrubbery will likely deter prospects.
One way to keep potential buyers looking, on the other hand, is to serve light refreshments - such as cold bottled water, sandwiches and fruit trays - to people attending an open house. Also, owners should present their home in such a way as to suggest a carefree summer lifestyle. Opening up doors to a patio with a nice view during a showing, for example, can help capture this sensation.
