When choosing a home, it is important for buyers to keep resale potential in mind. Location is crucial. What should be considered first and foremost is the property's proximity to work, school, and shopping as well as the climate and pace. The best locations are those where residential values and school enrollment are on the rise, say experts.
As for the dwelling itself, buyers should look for value-enhancing features, such as three or more bedrooms, two bathrooms, large yards, well-kept nearby homes, a neighborhood watch program, and a homeowner's covenant. They also should determine an affordable price range, leaving enough money for furniture and emergency expenses; have the home inspected; and strive for fair negotiations, taking care not to present a lowball bid.
