Price Your House Right and it Should Sell

As interest rates rise, sellers are finding it difficult to command top dollar for their dwellings. Though it can take anywhere from a day to a month or more to sell in today's market, Realtors agree that homes that do not sell are most likely overpriced.
Sellers should keep their asking price at the fair market value, requesting a competitive market analysis of as many as six comparable properties to help them accomplish this.

Homes with the right price, Realtors say, generate multiple bids and higher sales prices. According to one industry source, overpriced homes do not turn up on Internet searches in which buyers input the desired price range; and many buyers refuse to consider them because they do not want to engage in lengthy negotiations.

Sellers also can ensure a quick sale by making cosmetic repairs, upgrading the kitchen or bathroom, and avoiding uncertain closing dates and other unfavorable contract terms.

Other turn-offs for buyers include high crime rates, nearby construction, strict homeowners' association rules and location. Unfortunately, sellers can do little about these variables.
