In his book entitled "Make Money With Condominiums and Townhouses," Gary Eldred says would-be landlords should:

Obtain the documents necessary to determine the financial health of the homeowners' association to help owners avoid paying high special assessments if the association lacks the money for repairs or maintenance

Check the association's insurance coverage

Inquire about property defects

Find out if the association is embroiled in any lawsuits

Ask about the number of renters in each development to gauge future property values

Consider location, density, size, and amenities when determining whether or not the unit is a good investment
