Pricing, Terms, Appearance Affect a Sale

According to real estate practitioners, homes must come with the right price, the right terms, and the right location to sell quickly during a buyer's market.

It is important to get the price right from the outset because serious buyers will think the home is too pricey and the seller unrealistic if the property goes unsold for a number of months. Strategic pricing may mean undercutting the competition by up to 5 percent.

Sellers also need to interview at least three agents and choose the one with the best marketing plan, which may include newspaper, magazine, and online advertising; brochures featuring neighbourhood, school, and shopping information; or virtual tours.

On their own end, homeowners need to make sure the residence is spotless, uncluttered, and free of minor flaws. While they are at it, they also may want to spruce up their house with trendy colours, accessories, and finishes, which can help a property sell quickly and for about 5 percent above the asking price.

Finally, agents recommend that sellers give a proper amount of attention to the front entrance, especially since painting the front door, landscaping the front walk, and adding a new doormat gives prospective buyers a good first impression.
