Tip: 10 Tips Smart Condominium Shoppers Should Consider

There are some pretty big differences between condominium ownership and freehold ownership. Condominium ownership may not be for everyone, but if you're considering it, with the help of an experienced real estate agent, you can use the following criteria to assist you in locating the right condo at an affordable price:

  Look at common areas:
  1. A condo situated in a neighbourhood with rising property values, convenient to shopping, cultural and recreational facilities and good schools. (Even if you have no children, someday you may have to sell to a buyer who does.)
  2. Ample additional and visitor parking, preferably as out of sight as possible.
  3. Whether high-rise or townhouse, look for a structure that is sound, attractive and in good repair.
  4. Consider security. All public and private entrances equipped with double-lock systems. Electronic surveillance, and/or security staff may be desirable.
  5. Look for in home or at least convenient and discretely placed laundry facilities. The location of party rooms, exercise rooms, games rooms, indoor or outdoor pools, individual storage or lockers and trash disposal areas are important too.
Consider the living areas:
  1. Well-placed heating units. Is there air-conditioning?
  2. Soundproofing. Can you here the neighbours through the  walls, ceiling or floors.
  3. Fire protection. Are there adequate smoke alarms? are they interconnected with common areas? Are emergency exits and escapes clearly marked and accessible?
  4. First-rate, air-tight windows and doors.
  5. A kitchen equipped with an exhaust fan for cooking fumes.
