Tip: How to Choose A Building Lot For Your Future Dream Home.

There are three basic types of land you can buy for the house you want to build:

  • Undeveloped vacant land: ungraded, raw land; no driveways, water, sewers; gas or electricity.
  • Developed land or Subdivision lot : Usually owned by a developer-builder, usually fully serviced except for the house. The Developer normally sells a few lots to a custom builder for public resale with plans in place or to the buyers plans.
  • Infill lots: unused property in an established neighbourhood.
Whatever kind of property you plan to buy, get professional advice. Check with local planning, building and health departments with regard to restrictions. Have your builder (if you have one) look over the site.  A bad choice of lot can adversely affect your ability to get a loan or a building permit.. Here are a few other things to check out:
  • Building and Zoning by-laws. Will they permit the kind of home you expect to build? Make your offer contingent on obtaining a satisfactory building permit.
  • Water and sewers. If buying a subdivision or infill lot, find out (from local municipal offices) where the water line is located. Check to see if there are sanitary sewers and if you will be permitted to hook into it. If not, check with the local Health Department regarding rules and costs of installing a septic system.
  • Gas and/or electricity. Are they available and at what cost?
  • Property Taxes. How much will they be and are they comparable to  property taxes on similar property in other areas?
  • Future site influences. Check zoning  and Official Plan maps (at municipal offices). Find out what plans for highway widening, new subdivisions, or rezoning may be planned for the future of forests, fields, and  open spaces near the property.
