Location, location, location is one of the most important aspects of the purchase and resale value of a home to consider when both buying and selling. Carefully choosing the area you wish to live in will provide you with years of enjoyment while you live there and the benefit of a higher resale value when you move. Here are some important questions to keep in mind when you shop for your next home: What is traffic like on the road where you’d like to live? Are there pedestrian crossings and sidewalks on both sides of the road? Are there any future plans for road widening or development? What are the plans for surrounding property - uses, rezoning, development? (Answers may be common knowledge, but they should be investigated at the Planning, Zoning and Building Departments of the Town/City Hall.) Where is public and school transportation located? How far is the house from schools, shopping, recreation, religious and medical centers. How far is the house from your place of work? What kind of commute is available, public transit, car pools? What do the local property taxes amount to? Are there any special assessments for properties in the area? What is the condition and the state of occupancy of other homes in the area? Check with the local Police Department as to whether the area you may wish to live in is a problem area. Are property values on the rise or falling in comparison to surrounding areas?
