Tip: Do You Know How to Do Your Own Pre-Purchase, Home Inspection?

Buying a home means putting aside any emotional attachment you have for a moment and taking a cool look at what you’re about to invest in. Here are four major items to check out before you write your cheque:

  • Sills, beams.
    • Possible defect: Wood rot caused by moisture, bowing caused by inadequate support or damage from boring insects like termites or ants.
    • Check method: Visual: Poke wood with a screwdriver. Look for spongy or pulpy spots, especially near the foundation walls. 
  • Windows and Doors.
    • Possible defect: Rotting frames, sticking, poor weather stripping, broken closers, leaking thermal panes.
    • Check method: Visual: Open all doors and windows. Inspect for rot, condensation between window panes, and the condition of weather stripping.
  • Plumbing.
    • Possible defect: Lead or galvanized pipe; leaking or corroded pipes; low water pressure; inadequate draining.
    • Check method: Visual: Note kind of pipe (copper is best, lead is hazardous); turn on water faucets, flush toilets and for drain flow.
  • Electricity.
    • Possible defects: Insufficient electrical supply; inadequate number of outlets, wiring.
    • Check method: Electrical inspection is best left to a professional however, here's a few quick visual inspections you can perform. Look at the number of amps on the main switch of the electrical panel, 100 amps is good - less should be investigated; Look at the wire connections in the fuse panel for the type of wire, aluminum wire requires special connections;  count the number of outlets.
